Please see below for HOA Document Packages and HOA Demands. For Loans/Refinances : Similarly, lenders may require certain information so that they may make informed lending decisions to buyers or homeowners who are refinancing. PAS does certify information for these purposes. Please see below for HOA Lender Certifciate/Questionnaire. Available/applicable documents vary by association. PRODUCT PACKAGES: HOA DEMAND / UPDATES (to Title Company) Description : Demand/Disclosure Packet is document provided to Title that notates the association's closing requirements and payoff demand statement. Standard Demand : $100 Initial (3-5 business day turnaround) Demand Updates : Free (3-5 business day turnaround) - PLEASE CONTACT ESCROW DEPARTMENT DIRECTLY IF AN UPDATE IS REQUIRED Rush Fee : +$100 additional (Next business day turnaround) FULL HOA DOCUMENT PACKAGE Description : Package typically includes Demand/Disclosure Packet, Governing Docs, Budget, Reserve Study, Newsletter, Minutes, etc., and any other disclosure documents required/pertinent to a property’s sale. The PRDS/CAR forms that request documentation can be filled out with the package if requested and provided, while the HOA Lender Cert/Questionnaire is NOT included. That document must be purchased separately. Standard Document Package : $350 (3-5 business days) Rush Fee : +$350 additional (Next business day) Electronic Delivery : By default, all Document Packages are provided via electronic link. Santa Rosa Associations Pricing : Certain associations managed in the Santa Rosa area are variably priced, depending on management contract. Please contact Escrow Department for pricing and additional payment instructions. Updates : After we provide document package, seller is still responsible for disclosing any documents issued after that date. If you require updated documents, there will not be any charge for new documents within 30 days of package delivery, but anything beyond that will be subject to a document fee. As an example , if a package is ordered in January, there will not be a fee to update for new February documents. However, any updates for March onward will be need to be paid for. HOA LENDER CERTIFICATE / QUESTIONNAIRE ( LENDER-SPECIFIC) Description: HOA Lender Certificate/Questionnaire is a certification of information regarding the HOA to lenders for the purposes of lending or refinancing. The certification fee pays for each form that must be completed. Please verify that the correct form is sent to the Escrow department, as the fee will be charged if a second form needs to be completed. Standard Price : $200 (5-7 Business Day completion) Rush Fee : +$200 additional (Next Business Day completion) Delivery: Lender Cert/Questionnaire can be e-mailed, faxed, or mailed back once completed. Special Instructions : Please provide Lender Cert/Questionnaire to PAS Escrow Department by e-mailing Escrows@pas-inc.com after placing order. The Cert/Questionnaire can also be mailed or faxed to our office (see ‘’Contact Us’ section below). HOA LENDER CERTIFICATE / QUESTIONNAIRE (GENERAL PAS FORM) Description: HOA Lender Certificate/Questionnaire is a certification of information regarding the HOA to lenders for the purposes of lending or refinancing . PAS certifies a standard set of information that is commonly found on Lender Certificates/Questionnaires. If a lender has a specific questionnaire that needs to be filled out, please order the Lender-Specific version. Standard Price : $150 (5-7 Business Day completion) Rush Fee : +$150 additional (Next Business Day completion) Delivery: Lender Cert/Questionnaire can be e-mailed, faxed, or mailed back once completed. INDIVIDUAL DOCUMENTS Description: Each of the available documents can be purchased individually. Documents normally available are CC&Rs, Budget, Articles, Budget, Reserve Study, Last 12 Months of Newsletters, Last 12 Months of Minutes, etc. Standard Pricing : $100 EACH Rush Fee : None Electronic Delivery : By default, all Individual Documents are provided via e-mail. ACCEPTED FORMS OF PAYMENT All escrow orders must be paid upfront via check or credit card and cannot be paid through escrow. If paid via check, you do not need use this website to submit orders .
